Our FloodScore™ Property Database provides property-level flood risk scores (based on average annual loss) and flood risk information for all properties in England, Scotland, Wales and Northern Ireland.

A visualisation showing how FloodScore works

At a Glance

  • Generates a single, easy-to-compare AAL-based flood risk score for each property
  • Matches each address with a Unique Property Reference Number (UPRN)
  • Can be used for commercial and residential risk rating
  • Covers 100% of properties in Great Britain and Northern Ireland
  • Considers risk from rivers, tidal waters, rainfall and groundwater
  • Includes information on flood depth
  • Provides a range of return periods
  • Uses hydrological and 2D hydraulic modelling and LiDAR wherever available
  • Validated against actual flooding and claims data from recent events
  • Designed to support better Flood Re ceding decisions

The FloodScore Property Database uses the most complete and up-to-date flood risk data available to quantify the likelihood of an individual property being flooded due to rainfall, overflowing rivers, tidal surges or groundwater. As well as being used to assess individual properties, the data can be used for portfolio screening and to improve the accuracy of your portfolio-wide average annual loss (AAL) estimates.

It can also be used alongside council tax databases for enhanced portfolio and single-site analysis. We can work with you to assess and adapt our flood score risk rating index to fit your flood underwriting strategy.

To make it quicker to assess and evaluate new opportunities, each property has a single overall combined flood risk score, along with a FloodScore for each flood source. This classifies the flood risk as being Negligible, Minimal, Moderate, High or Extreme. It also stipulates whether the property benefits from flood defences and gives the standard of protection of any existing flood defences.

To improve stability and accuracy, the results for each property include a range of return periods, along with complex risk-rating algorithms. You can also access the likely depth of the flood waters for each return period and proximity to the nearest floodplain.

Licensing and integration

FloodScore Property is available as a complete or partial database. It’s most often delivered as a CSV or SQL file. You can buy or license the data for a specific region, city or for a specific property type (ie commercial or residential properties).

We can also include Ordnance Survey AddressBase licensing with our FloodScore data, providing a smoother integration and single licence point.

Our team will be happy to help you integrate the data and advise you how you can use it to define your flood underwriting strategy or to enhance your existing data sources.

The database is available on either single or multi-year licence agreements, or as a one-off dataset.

Data sources used

Flood sources

  • Fluvial (rivers)
  • Tidal (sea/estuary/coastal)
  • Flash (pluvial/surface water)
  • Groundwater

Layers available

  • Depths (maximum depth experienced during flood in metres)
  • Average annual loss (AAL) in GB£ or as mean damage ratios (MDR)
  • Flood risk rating (flood score) for each flood source and a combined flood score
  • Defended and undefended data fields
  • Detail on flood defences and flood defence standard
  • Distance to floodplain (in metres)

AAL calculation

To maintain national homogeneity, the mean damage to an ‘average’ property type has been used (combined buildings/contents) to estimate the losses against each return period.

Horizontal grid resolution

5 metres

Update frequency

  • Annual and after major flood events
  • OS AddressBase data for FloodScore™ Online and FloodScore™ API is updated every six weeks in line with OS update cycle. For FloodScore™ Database and FloodScore™ AAL Risk Rating Layers updates are provided every six to twelve months.

Regularly validated and calibrated against actual flood events in the UK.

There are approximately 41 million records in our FloodScore database.
